HVAC & Mechanical Systems
Operate, maintain, troubleshoot, test, repair, and install commercial HVAC and refrigeration equipment.
Service equipment such as chillers, air handlers, VAV systems, pumps, heat exchangers, cooling towers, boilers, heat pumps, compressors, air conditioning units, exhaust and return-air systems, and related mechanical equipment.
Maintain and repair refrigeration systems to ensure continuous and reliable operation.
Troubleshoot mechanical, electrical, refrigeration, and control-related issues.
Perform preventative maintenance and equipment testing to identify potential problems before they result in system failures.
Respond to building service calls and emergency maintenance needs with minimal supervision.
Building Automation & Controls
Operate, maintain, test, and troubleshoot electronic, pneumatic, electro-pneumatic, and digital building controls.
Work with centralized building management/energy management systems used to monitor and control building environments.
Troubleshoot HVAC equipment using schematics, blueprints, technical manuals, and control-system documentation.
Work with building automation software and computerized control systems.
Assist with calibration, testing, and optimization of HVAC controls and equipment.
Technical & Documentation
Maintain accurate service records, work orders, equipment logs, and refrigerant documentation.
Maintain current equipment documentation, technical literature, drawings, schematics, and as-built information.
Generate service and equipment performance reports as needed.
Communicate equipment issues, completed repairs, and recommended follow-up to management.
Work with vendors, contractors, and parts suppliers to obtain equipment, services, and technical support.
Troubleshooting & Installation
Read and interpret HVAC blueprints, mechanical drawings, electrical diagrams, and control schematics.
Troubleshoot electrical components and high-voltage systems associated with HVAC equipment.
Perform brazing, soldering, welding, and piping work as required.
Work with copper, PVC, black iron, and other piping materials commonly used in commercial HVAC systems.
Assist with installation, modification, upgrading, and replacement of HVAC and building systems.
Apply appropriate testing procedures and interpret results to diagnose system performance.
Safety & Emergency Response
Follow applicable safety procedures and regulatory requirements.
Maintain awareness of OSHA, NFPA, NEC, SDS, and applicable state and local codes.
Participate in an on-call rotation for after-hours HVAC and facility emergencies.
Assist with weather-related facility needs, including snow and ice removal, as necessary.
Respond appropriately to emergency equipment failures and work to restore systems as quickly and safely as possible.
5+ years of commercial HVAC experience with strong hands-on mechanical and troubleshooting experience.
Significant experience with commercial HVAC service, maintenance, and repair.
Strong knowledge of refrigeration systems, including the ability to interpret temperature/pressure relationships and refrigeration performance.
Experience with commercial building automation/management systems and HVAC controls.
Experience with equipment such as chillers, cooling towers, air handlers, VAV systems, boilers, pumps, compressors, heat pumps, and related mechanical systems.
Strong electrical troubleshooting skills, including the ability to read and interpret electrical diagrams.
Experience working with pneumatic, electronic, and electro-pneumatic controls.
Understanding of air and water balancing within commercial buildings.
Ability to use diagnostic and testing equipment and accurately interpret results.
Experience with variable frequency drives, motor starters, and motor control systems preferred.
Experience with computer-room or precision cooling equipment is a plus.
Ability to perform brazing, soldering, welding, and piping work.
Strong understanding of applicable safety, electrical, mechanical, and environmental codes.
Ability to read blueprints, schematics, technical manuals, and equipment documentation.
Strong problem-solving skills and the ability to work independently with minimal supervision.
Strong written and verbal communication skills.
Universal EPA Refrigerant Certification required.
High school diploma or GED preferred.
Work Environment & Physical Requirements
Combination of typical indoor/building environments and exposure to hot, cold, noisy, or outdoor conditions.
Ability to climb ladders and work in elevated areas.
Ability to lift and carry up to 50 pounds.
Ability to work in mechanical rooms, equipment areas, rooftops, and other facility environments.
Ability to participate in an after-hours on-call rotation.
Occasional local travel between nearby facilities may be required.
